What is the main risk covered by this policy?
There is a risk that third parties may attempt to:

• Resell accommodation at inflated prices

• Use intermediaries to secure bookings for resale

Fraud prevention checks are in place, but such activity cannot be fully eliminated.

How can I avoid fraudulent booking or payment requests?

• Only use official booking systems

• Do not deal with private individuals or third-party “deals”

• Do not make payments unless the offer is verified

• Be cautious of resale or “exclusive access” claims
  
  

Are any fees charged in addition to rent?
Only rent is payable under a valid tenancy agreement.

Any request for additional fees, such as:

• Application fees

• Service fees

• Administration fees

• Takeover fees

• Handling fees

is not permitted unless explicitly included in an official agreement.

What should I do if I am asked to pay extra or suspicious fees?

• Do not make any payment

• Treat the request as potentially fraudulent

• Only proceed after verification through official processes

What are my payment obligations after signing a tenancy agreement?

• You are responsible for paying rent for the full tenancy term

• This obligation applies for the entire duration of the contract

• Early termination is only possible if a replacement tenant is found and the property is successfully re-let

What is the key payment principle?
All payments must only be made through verified and official tenancy or booking agreements. Any other payment requests should be treated as unauthorized.

Within 7 Days

• You may cancel within 7 days of accepting the offer or paying the deposit, only if you have not moved in.

• Your deposit is refunded in full.

• Refunds are normally issued within 28 working days.

If the deposit has already been registered with a protection scheme:

• Refunds may take up to 60 days due to their processing time.

• The scheme refunds you directly, not the landlord.

• A repayment ID (provided by the scheme) is required.

• The landlord cannot influence the processing time.

After 7 Days

• You remain liable for weekly rent for each and every week or part week until the room is re-let.

• You are released only once the room is re-let and upon payment of a £50 contract variation fee.

• The £50 fee is recovered from your deposit (part or all).

• If your deposit is less than £50, only the amount paid is retained.
