Is an Advance Payment required when booking accommodation?
If applicable, you will need to pay an initial instalment of the Accommodation Fee, known as the Advance Payment, when making your booking.

What payment methods are accepted?
You can pay the Advance Payment using major credit or debit cards or approved third-party payment providers.

How will I know how much I need to pay?
Before submitting your booking, you will be shown the total annual Accommodation Fee, instalment breakdown, and payment dates for your selected accommodation and Occupation Period.

Is the Advance Payment refundable?
The Advance Payment is generally non-refundable and non-transferable after the applicable cancellation period ends, except where otherwise stated in the terms.

Can I change my payment option?
Yes. You can change your payment option before your Occupation Period starts. Changes made during the cancellation period are free of charge.

Is there a fee for changing my payment option after the cancellation period?
Yes. Changes made after the cancellation period are subject to the provider's discretion and may incur a £50 administration fee.

Are accommodation fees subject to VAT?
The Accommodation Fee for UK residences is not subject to VAT. Other charges quoted on the site generally include VAT at the applicable rate.

What is Vita Student's cancellation policy?
You can cancel free of charge during the cooling-off period. For bookings made before 27 May 2026, the cooling-off period is 5 days from booking. For bookings made on or after 27 May 2026, it is 48 hours.

Can I cancel if I don't get a place at university?
Yes. Under the No Place, No Pay policy, you can cancel and receive a full refund if you are declined a place at a university in the same city as your Vita Student accommodation because you did not meet the academic requirements. You must provide evidence and notify in writing within 48 hours of receiving the decision.

Can I cancel if my UK Student visa is refused?
Yes. Under the No Visa, No Pay policy, you can cancel and receive a full refund if your UK Student visa is refused, provided you meet the policy requirements and submit evidence by 16 August 2026.

What happens if I want to cancel after the cooling-off period?
Once the cooling-off period has ended, you are legally committed to the full licence period and must pay the applicable licence fee unless you qualify for an approved cancellation policy or arrange a replacement student.

Can I cancel after checking into my accommodation?
No. Once you have checked in, you cannot cancel free of charge. You must arrange a replacement student to take over your agreement and payments.

Can I cancel a Clearing Room booking?
Clearing Rooms do not have a cooling-off period. You can only cancel free of charge under the No Place, No Pay policy. Otherwise, you must find a replacement student to take over your contract.

Can I leave my accommodation early and get a refund?
You remain responsible for the full licence fee. If you leave early, you will not receive a refund unless a replacement student is found to take over your booking and liability.

Will my Advance Licence Fee Payment be refunded if my cancellation is approved?
Yes. If your cancellation is accepted under an applicable cancellation policy, your Advance Licence Fee Payment will be fully refunded to the account it was originally paid from.

How do I request a cancellation?
Cancellation requests must be submitted in writing with supporting evidence.
