Location

What is the reservation fee? The reservation fee is £100 and is required to secure your room and remove it from the market. It is non-refundable, but it will be deducted from your total rent or first instalment. How much is the reservation fee? We only charge a £100 reservation fee to secure your room. This fee confirms your booking and is deducted from your first rent payment. It will be clearly shown in your tenancy agreement under the payment plan. When do I need to pay the reservation fee, deposit, and rent?<ul style=""><li dir="ltr">Reservation fee: Paid immediately when booking online, or within 48 hours if applying offline. Failure to pay may result in cancellation of your booking.</li><li dir="ltr">Security deposit and rent: Due dates are stated in your tenancy agreement. For September intake, rent is usually due by 15 August (or as specified in your contract).</li></ul> Apart from rent, what else do I need to pay? In addition to rent, you will need to pay:<ul style=""><li dir="ltr">Reservation fee: £100 (deducted from rent, non-refundable)</li><li dir="ltr">Security deposit: £350 (protected under the TDS Custodial scheme and refundable at the end of tenancy if no damages or arrears exist)</li></ul>Your rent also includes:<ul style=""><li dir="ltr">Utilities (gas, water, electricity)</li><li dir="ltr">Super-fast Wi-Fi</li><li dir="ltr">Contents insurance</li><li dir="ltr">Regular cleaning of communal areas</li></ul>Laundry usage is not included and must be paid separately.How can I make a payment? Payments can be made:<ul style=""><li dir="ltr">Online via our booking portal (e.g. Western Union or Alipay, where available), or</li><li dir="ltr">By bank transfer using the details provided in your tenancy agreement (available from your booking consultant)</li></ul> Can I pay my rent in instalments? Yes, rent can be paid in up to 3 instalments, but only for tenancies of 43 weeks or longer and if you have an eligible UK-based guarantor.Before applying, you must confirm this option and provide guarantor documents, including:<ul style=""><li dir="ltr">Valid photo ID</li><li dir="ltr">At least 3 months of payslips and bank statements</li><li dir="ltr">Completed guarantor form</li></ul>Please speak to a booking consultant for full details. Can I pay my rent with Student Finance? Yes, Student Finance payments are accepted. You must inform us before applying and provide:<ul style=""><li dir="ltr">A valid UK guarantor (or approved guarantor service)</li><li dir="ltr">Your Student Finance payment schedule</li></ul>If your Student Finance payment is delayed, you may need to pay at least 4 weeks’ rent plus the security deposit upfront. The remaining balance can be paid once your funding is received. What happens if I can’t make my payment on time? If you are unable to pay on time, please contact us immediately so we can discuss possible adjustments to your payment plan.If payment is missed without prior notice, we reserve the right to:<ul style=""><li dir="ltr">Cancel the booking, or</li><li dir="ltr">Refer the debt to a third-party collection agency</li><li dir="ltr">Apply interest charges on overdue rent</li></ul> Can I request a tenancy amendment after my tenancy is confirmed? Once your tenancy is confirmed by both parties, amendments are generally not allowed. Exceptions may be made only in exceptional circumstances (e.g. delayed course start date or visa delays).If approved, you may request one free amendment before the rent due date. All requests must be sent to the relevant site email with your full name, room number, and property name, along with supporting documents and details of your request.Any further amendments under exceptional circumstances will incur a £50 administration fee per change. All requests are reviewed on a case-by-case basis.

Payment Terms

Will I be charged if I cancel before the agreement starts? Once the £100 reservation fee has been paid, it is non-refundable under any circumstances.If you cancel after signing the tenancy agreement, you will remain responsible for the full rent unless a suitable replacement tenant is found. Can I cancel my booking if my visa or university offer is rejected? If you are unable to study in the city due to a rejected visa or university offer, you may be eligible to be released from the tenancy agreement.In this case, the reservation fee remains non-refundable, but you may be eligible for a refund of any rent already paid.You must provide supporting documents within 7 days of results being published, such as:<ul style=""><li dir="ltr">A rejection letter from the university/college or UCAS</li><li dir="ltr">A UCAS screenshot confirming unsuccessful results</li><li dir="ltr">Proof of acceptance to a new university (UCAS adjustment, if applicable)</li></ul> What is the “No Place No Pay” policy? (1st year students only) Before the tenancy starts, first-year students who are unable to study in the booked city due to a visa rejection or university offer rejection may be eligible for support under our No Place No Pay policy.We may offer:<ul style=""><li dir="ltr">A room in another city (subject to availability), or</li><li dir="ltr">Deferral of the tenancy, or</li><li dir="ltr">Release from the agreement (in eligible cases)</li></ul>Refunds of rent already paid may be considered, but the reservation fee remains non-refundable.Required documents must be submitted within 7 days, including:<ul style=""><li dir="ltr">A Home Office visa rejection letter, or</li><li dir="ltr">University/UCAS rejection proof or results confirmation</li></ul> What happens if my visa is delayed? If your visa application is delayed due to visa centre closures or processing issues, you must contact us within 7 days.We may:<ul style=""><li dir="ltr">Offer to defer your tenancy start date, or</li><li dir="ltr">Provide alternative accommodation options where available</li></ul> What if my course start date is delayed? If your course start date is delayed, you must inform us within 7 days and provide updated university documentation.We will review your case and may:<ul style=""><li dir="ltr">Defer your tenancy start date, or</li><li dir="ltr">Offer alternative arrangements depending on availability</li></ul> What if there is a travel ban? If a travel ban prevents you from entering the UK, you should contact us before your tenancy begins.We may:<ul style=""><li dir="ltr">Defer your tenancy until the travel restriction is lifted, or</li><li dir="ltr">Offer alternative solutions depending on availability</li></ul> Can I move out during my tenancy?Yes, early move-out is possible. However, you will still be responsible for rent until a replacement tenant is found.You must:<ul style=""><li dir="ltr">Find a suitable replacement tenant</li><li dir="ltr">Ensure both parties complete required paperwork</li><li dir="ltr">Inform the landlord so administrative changes can be processed</li></ul>A £50 administration fee may apply. Can I sublet my room?No. Subletting your room without written permission is strictly prohibited under your tenancy agreement.If you wish to leave early and have found a replacement tenant, you must contact the management team to complete the required paperwork.A £50 administration fee may apply for processing the tenancy transfer. The shared kitchen is large and the staff is friendly.

I have been living at this accommodation for four years now, and it is safe to say that Merlin Point is one of the best student accommodations in Coventry. Fantastic rooms, lovely social spaces and maintenance are done quickly and to a good standard. The staff at Merlin Point are so friendly and welcoming! They are attentive to your needs and show that they care. It is a lovely place to be, right in the centre of Coventry.

I lived here for an entire year. It's a friendly place where you could enjoy the cleaness and quietness. Further more, it's 100% safe.

I come from China, this is a wonderful apartment, the facilities are very new, there is a lounge downstairs, free of charge. There is also a coffee machine, a coin counter can buy snacks, it is really perfect. The room keeper was very gentle, very communicative, and even my toothache helped me make an appointment with the dentist. Any problem will be solved by someone! It's very safe. It's easy for students to move in. It takes only fifteen minutes to get to the railway station. It's only ten minutes walk to the city center!  After staying in the apartment, also for free replacement of the carpet, through the sewers, especially compared to house and other school apartment, I think Merlin point is really great, every visit to my dormitory students are very excited, the kitchen will have more than 30 square meters（In public areas, there are also cleaning personnel who sweep every Monday）. The dormitory official said the each room was 11 square meters, but in reality it was really big and new! All credit card doors, I do not regret the lease to the house, it is my honor to stay.
