Payment Terms
How is the deposit handled?
Deposits vary by property and are shown on the room page. They are protected in a tenancy deposit protection scheme for the duration of the tenancy and cannot be used for rent.
Can the deposit be used for rent?
No. The deposit is legally protected and cannot be used to pay rent.
When is the deposit refunded?
After the tenancy ends, inspections are completed. Deductions may apply for damage or unpaid charges. Refunds can take up to 28 working days and are based on the tenancy agreement.
How is the deposit refunded?
The deposit protection scheme manages refunds directly, including identity checks, bank details, and authorisation. A Deposit Repayment ID is required. The process is not controlled by the accommodation provider.
Are there any refund restrictions?
Refunds are made in GBP only. Non-UK transfers may incur fees, and accounts must accept GBP. This also applies to other refunds.
Are booking fees charged?
No booking fee is charged. A deposit is required to secure the room and is protected until tenancy ends.
What about incentives or cashback?
Tenants must provide correct payment details. The provider is not responsible for missed or failed incentive payments due to incorrect information.
What are the payment options?
Either full payment or instalments (if eligible with a UK guarantor).
How does full payment work?
Paid in August, or before the tenancy starts if booked later.
How do instalments work?
With a UK guarantor, rent is paid in September, January, and April. Without a guarantor, full payment is required in August. All rent must be paid before check-in.
What happens if rent is late?
Non-payment may lead to debt recovery action. Students are advised to secure funding early.
Cancellation Policy
Can I cancel after signing?
Yes, within 7 calendar days.
What if I book less than 7 days before the start?
You can cancel until either 7 days after signing or your check-in date.
Is there a fee?
Yes, £50 is deducted from your deposit refund.
When is the refund paid?
Usually within 7 calendar days of acceptance (international transfers may take longer and cost more).
Can I cancel?
No. You remain fully liable under the tenancy agreement (AST).
Can I leave early?
Only if you find a suitable replacement tenant and meet all requirements (written request and evidence).
When do I stop paying rent?
When the replacement tenant’s tenancy starts.
What if no replacement is found?
You remain liable for full rent until the end of the contract.
When is a refund given?
Only after the replacement tenant signs, pays, and moves in.
Can my tenancy be cancelled by the provider?
Yes, for example, if documents are not signed on time.
Can my deposit be kept?
Yes, if a suitable guarantor is not provided after repeated attempts.
What if accommodation cannot be provided?
You will be offered a similar alternative or receive a full refund if none is available.
What if I refuse an alternative?
You remain liable until a replacement tenant takes over.
Who is eligible?
First-year undergraduate students only.
When does it apply?
If your university place is withdrawn or you move to a city without available accommodation.
What if accommodation exists in that city?
Your booking is transferred instead of being cancelled.
What evidence is needed?
University rejection or acceptance letter within 5 days.
What refund applies?
Deposit refunded minus £50 (if approved).
Can I change rooms?
Usually no, except in limited cases.
Is there a fee?
Yes, £50.
Extra cost?
Higher rent applies for upgrades.
