About Park Court

Lincoln is a cathedral city with a rich and interesting history. It was a significant Roman town, then called Lindum and served as a fortress for the 9th Legion.

Park Court is a student housing in Lincoln. It offers en-suite rooms in two styles; Classic and Premium. Rooms come complete with a single bed, private en-suite bathroom, study desk, chair, chest of drawers and plenty of storage space. The kitchen/dining area is shared with 4 other students, it comes with a 4 ring ceramic hob, single oven, fridge-freezer and dining table.

The property offers high-speed Wi-Fi, post and parcel service, maintenance support, and an onsite service team with 24/7 support. It is CCTV-monitored and has secure key access. Wellbeing events are organized around the year, you will never get the chance to feel bored.

Cancellation Policy

England & Wales International Student Cancellation Policy in relation to Travel Restrictions 

Book before 25 August 2021 for the 2021/2022 academic year and, if you are not ordinarily resident in the UK and you are unable to travel to the UK due to Government-imposed restrictions, you may cancel your booking without charge, subject to the following terms and conditions.

  1. you are not ordinarily resident in the UK;
  2. you have booked or book a tenancy of accommodation at a TSHC property for the 2021/2022 academic year;
  3. your booking was or is made directly with TSHC or via an agent (and not through a university or higher education institution), prior to 25 August 2021; and
  4. you are prevented from traveling to the UK within the period of 7 days, either before or after the start date of your 2021/22 tenancy due to travel restrictions imposed by the UK Government or the Government of Wales or by the Government of the country in which you are ordinarily resident.

then, subject to you:

  1. notifying TSHC by e-mailing the residence team at the property by no later than 5.00 pm BST on 25 August 2021 that you wish to cancel your booking; and
  2. providing evidence (with the above referred to e-mail), to the reasonable satisfaction of TSHC of the travel restrictions preventing from you travelling to the UK

you may cancel your booking without charge or liability and TSHC will refund to you any advance payment made in respect of your booking.

These terms and conditions apply in addition to TSHC’s standard cancellation policy for the 2021/2022 academic year, as set out on the TSHC website. In the event of there being any inconsistency between these terms and conditions and TSHC’s standard cancellation policy, these terms and conditions shall prevail. For the avoidance of doubt, after 5.00 pm BST on 25 August 2021, only TSHC’s standard cancellation policy as set out on TSHC website will apply. 

For the avoidance of doubt, subject as set out above, these terms and conditions only apply to booking made for the 2021/2022 academic year.

TSHC reserves the right to amend or suspend these terms and conditions at any time, provided that students meeting the criteria set out in paragraphs (i) to (iv) above inclusive who have booked prior to the amendment or suspension of these terms and conditions will continue to benefit from the terms and conditions set out above.  

Cancellation Policy England and Wales

CANCELLATION POLICY

Unless the context otherwise requires, words and expressions defined in your Assured Shorthold Tenancy Agreement shall have the same meanings in this Cancellation Policy.

Bookings made prior to 1 June 2021

If you sign your Tenancy Agreement prior to 1 June 2021 and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, with no penalty up until 1 June 2021. Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.

Bookings made on or after 1 June 2021

If you sign your Tenancy Agreement on or after 1 June 2021 and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the “Cooling-Off Period”). Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.

Bookings made for Semester 2 or 3 starting after the 1st January 2022

If you sign a Tenancy Agreement for a semester 2 or 3 beginning after the 1st January 2022, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, with no penalty up until 15 November 2021 or 8 weeks before the start of your agreement which ever is the shortest. Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.

If you have not collected your key you may also cancel at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the “Cooling-Off Period”). During the cancellation period you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.

Cancelling outside the Cooling-Off Period

Outside the Cooling-Off Period, you may request to cancel your Tenancy, by notice in writing or by e-mail to the Residence Manager at the Property. However, you will remain liable for the Rent payable under the Tenancy Agreement until a suitable replacement tenant has been found.

Canceling as you do not receive your visa

If you are not successful in being awarded a visa to travel and study, then we can help. Firstly, we may be able to transfer you to another one of our residences around the globe if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your Tenancy Agreement provided the following criteria are met:

  1. You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, within 3 days of your visa rejection letter; and
  2. You provide the Residence Manager with a copy of your rejection letter from the embassy or visa office.

One less worry if you don’t receive your grades

This is applicable to prospective first-year undergraduate students only

If you are not successful in obtaining your place at your chosen University, then don’t worry, we can help. Firstly, we may be able to transfer you to another one of our residences if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your Tenancy Agreement provided the following criteria are met:

  1. You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, before 25 August 2021; and 
  2. You provide the Residence Manager with a copy of your rejection letter from the university or UCAS.

Once we have your request, we will confirm receipt and refund your Advance Rent Payment of £250.00, together with any other rent payments you may have made.

Staff Helpfulness: 5/5 General Site Cleanliness: 5/5 Quality of kitchen: 3/5 Quality of bedrooms: 4/5 Amenities: 4/5 Overall: 4/5 Staff are friendly, helpful, polite, and promptly deal with any issues raised with them. They are also flexible with rent payment dates to help them best align with student loan dates. The site and its facilities are always in good condition and kept clean. The site is a short walk from the town centre (2-5 minutes) and most university buildings (5 – 10 minutes). There are large gates protecting the accommodation that require a key fob to open as well as on-site security 24/7. It is also evident that the site has been designed to be as fireproof as possible. As such, living at Park Court feels very safe. There are 5 residents per flat, each having their own bedroom and on-suite bathroom, but that share a kitchen between them. The flats are clean looking and reasonably modern. There is one hot water tank that is shared between the flat. This tank is far too small - it is not uncommon for water to suddenly go cold in the middle of a shower because your roommates have already used all the hot water. Whilst there is an option to temporarily boost the amount of hot water, this takes time and is very inconvenient. The rooms within the flat are heated up by electric radiators. These radiators are terrible and seem to have a mind of their own. Whilst great when they actually turn on, they automatically turn off after a short period of time and sometimes refuse to come on at all. I imagine this is for energy saving reasons, but it can be very annoying, especially during winter. The bedrooms look nice, have a decent amount of storage and a large desk which should be large enough to study on. For scale, I manage to fit 3 monitor screens and a large PC on mine for example. Whilst mostly fine, there is a lack of some small little touches that whilst not a big deal, would be nice. For example, there is no door hooks or anywhere to hang coats. I believe that the layout of the kitchens is terrible. There are 5 residents per flat, yet none of the kitchen storage space is a multiple of 5. For example, there is only a total of 4 drawers. An exception to this is the cupboards, where there is 5, but they are all different sizes. It is clear that the expectation is for students to share storage space but during my 3 years here, each with different roommates, that has never been the case. Students like to have their own storage areas. This leads to some roommates having more storage space then others. During my second year I was the last roommate to arrive and as such ended up with all the worse and smallest storage space within the kitchen. The kitchens should have 5 of everything, all equally sized, so that roommates can share storage space equally. Park court provides a common room, launderette, and smoking area for residents to use. The common room is an excellent place to socialise and includes a pool table, Nintendo Wii, board games and plenty of space to sit. The launderette machines do not accept cash and instead force you to get an app or top-up card which are both terrible and often have issues. It would be much better if they allowed you to pay with cash or card. Conflict with roommates has been my biggest issue at Park Court, especially on topics such as how clean the kitchen should be kept. Furthermore, none of my roommates seem to have ever had anything in common with me. Currently, roommates are randomly allocated, I think a better solution would be to give roommates a survey before moving in so that they could instead try match you with residents that have similar interests or cleanliness expectations. Overall, I think Park Court is a good student accommodation and happens to be one of the cheapest in Lincoln. I would not have chosen to live here for 3 years if I disliked it. ?

Great accommodation for first year. Covid has had a slight impact on the social aspect, but overall a great accommodation with great room size.
