About Symons House

Symons House by Homes For Students is a student housing in Leeds that offers ensuites, studios, and apartments. The ensuites come in three styles: Classic 4-Bed Ensuite, Classic 5-Bed Ensuite, and Premium 4-Bed Ensuite. As for the studios, they come in four styles: Classic Studio, Premium Studio, Club Studio, and Deluxe Studio. The building also offers apartments that come in four styles: Deluxe 2-Bed Apartment, Penthouse 1-Bed Apartment, Penthouse 1-Bed Accessible Apartment, and Penthouse 2-Bed Apartment. All different room types feature a ¾ size bed, a study area, an ensuite bathroom, ample storage, a shared lounge, and a shared kitchen.

The residence offers various facilities and services. The facilities include Wi-Fi, a cinema room, a study room, and a common room with a TV. Other services include contents insurance, a gym, and a roof terrace.

Leeds is Yorkshire's largest city. Its name "Ladenses" comes from an old Brythonic word that means "people of the fast-flowing river," referring to the River Aire which runs through the city. 

The building is perfectly-situated at Belgrave Street, just an eight-minute walk from Leeds city centre. It is in the heart of life and entertainment. The property has many exciting locations surrounding it, including eateries, entertainment venues, and museums. If you’d like to have a taste of British cuisine, we recommend you pay a visit to Crafthouse restaurant just a few minutes away from the residence. It serves a tasty British menu in an industrial-look space. Another great restaurant you should check out is Kendells Bistro. It's a nearby diner offering authentic French dishes in a cosy setting. 

If you wish to grab a quick bite, Almost Famous Leeds eatery is just a short walk from the residence and it offers delicious burgers plus drinks in a laid-back atmosphere. When you need to go do some grocery shopping, Tesco Express supermarket is only a four-minute walk and it has a wide selection of products at good prices to cater to your needs. 

After a long day on campus, we highly recommend you go for a casual evening stroll at the nearby Hanover Park. It has spacious green fields, wooden benches, and walking trails. Over the weekend, you may want to go on a night out with your friends and watch the latest box office movies at the Everyman Leeds movie theatre. You may also choose to go on a shopping spree at the Trinity Leeds shopping centre which has plenty of shops and stores. Another thing you can do during the weekend is go about exploring the local history of the city by visiting Leeds City Museum which has various interesting exhibitions.

The University of Leeds is a 12-minute walk from the building, Leeds Arts University is a 19-minute walk, and Leeds Beckett University is a seven-minute walk. Merrion D bus station is a one-minute walk and Headrow M bus station is a four-minute walk. Leeds train station is 12 minutes away from the building and Burley Park train station is ten minutes away.

Cancellation Policy

Can I cancel my booking?

If you accept an offer of accommodation online or by signing a Tenancy Agreement, and then decide you wish to cancel outside of the Initial Cancellation Period, the following applies:

  • You remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to Homes for Students (it is your responsibility to find another tenant) and we are able to re-let the room
  • If we are able to re-let the room we will release you from the agreement upon payment of a £250 release fee which we will recover by retaining your deposit (which will not, therefore, be returned). If you have paid a different amount as a deposit (such as £150) then this is the amount that will be retained.

1st Year Applicants Only

If you are a prospective student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution, you may be eligible to be released from this agreement.

To apply to be released from the agreement you will need to provide:

  • Written confirmation that you wish to cancel your reservation.
  • Supporting evidence from the University or UCAS.

Special conditions

You can terminate your tenancy agreement if you have an existing medical condition and this is recorded on your application prior to a room offer being made. We will require medical proof with your application and you will be liable for a minimum of 4 weeks’ rent or to the end of the current rent period, whichever is longer.

Lovely building but there’s definitely room for improvement. 1. Staff are incompetent. Any questions asked are left unanswered and ping ponged amongst the employees. Staff and security are also far too involved in residents business and pass students information around. 2. Guest policy is ridiculous. We are students and deserve a social life, only 1 guest is allowed to stay and security monitor this far too closely by making students sign guests in which breaches students privacy. 8 of us chose not to re-book next year because of the guest policy alone. 3. Facilities are underwhelming. There are little to no social events and the ones we have had have been thrown together with little thought or effort. The staff have informed us of a £100 per student budget yet we don’t see it in any event. Cleaners leave passive aggressive notes every week and treat us like children. If you’d like feedback on how to encourage bookings, ask staff to use discretion on allowing guests and scrap the sign in policy, it’s dangerously close to breaching students data. Staff need to remain professional and stop involving themselves in students business. The events team need to actually start planning exciting fun events like parties, theme nights, movie nights, bartenders, cocktail making etc (like we were promised). Students need to be treated like adults and not children.

Great location but definitely not worth the money. I’ve been staying in a studio and not been allowed guest to visit since October not good enough. This has affected my mental health and the building haven’t been in line with the government guidelines as we have been allowed support bubbles all year. Outdoor cinema never works asked reception and they close the roof far too early should be open until midnight or something. Now restrictions have lifted we are not allowed more than one visitor they hassle all visitors to sign in. New staff are not approachable. Not booking again, moving to vita across the road as they have had events all year, social spaces open and the gym open!

I've been here for around six months. All I can say is that they are doing a great job of ensuring student satisfaction while being friendly with all. I recommend to give it a try because the facilities are excellent, beside being located in a very important place near both universities and city attractions places. There are definitely things that could be improved such as social events with other residents, or visiting policy, but that is completely understandable in a time we still in progress of public life easing since COVID19 lockdown. The best student apartment in Leeds! Living here is my most correct choice! Symons House is close to the supermarket and the city center, which is very convenient for shopping. The staff of the apartment often give benefits, engage in activities, and also provide free cleaning services. They are super sweet! A key point: Symons House's decoration style is sooooo beautiful!
