The University of Edinburgh is a 20-minute bus ride away which makes it the perfect choice if you are a University of Edinburgh student.

The building is 20 minutes away from the University of Edinburgh using the bus. By car, Arcadia University is 18 minutes away from the premises. 

More than 7 bus stations surround the building premises. Beaverhall Road which is the closest one to the premises, Logie Green Road, and Rodney Street.

Cancellation Policy

Can I cancel my booking?

If you accept an offer of accommodation online or by signing a Tenancy Agreement, and then decide you wish to cancel outside of the Initial Cancellation Period, the following applies:

  • You remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to Homes for Students (it is your responsibility to find another tenant) and we are able to re-let the room
  • If we are able to re-let the room we will release you from the agreement upon payment of a £250 release fee which we will recover by retaining your deposit (which will not, therefore, be returned). If you have paid a different amount as a deposit (such as £150) then this is the amount that will be retained.

1st Year Applicants Only

If you are a prospective student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution, you may be eligible to be released from this agreement.

To apply to be released from the agreement you will need to provide:

  • Written confirmation that you wish to cancel your reservation.
  • Supporting evidence from the University or UCAS.

Special conditions

You can terminate your tenancy agreement if you have an existing medical condition and this is recorded on your application prior to a room offer being made. We will require medical proof with your application and you will be liable for a minimum of 4 weeks’ rent or to the end of the current rent period, whichever is longer.

Great environment and location, very central to many of Edinburgh's attractions. Staff are very friendly and helpful. No problem being a UoE student as they run a very regular shuttle bus to KB and Central campus'.

Very nice place to stay as a student. Good desks in the room for studying. The staff are really friendly and put on lots of events so that you can meet new people. The location is really good with good supermarkets and walks near by. Would recommend to stay here as a student

Interior is great, staff are too. Takes a while to get things fixed but not too bad. Location is great if you don’t mind a long walk to the centre. Hot water doesn’t work consistently.

Such lovely staff here, I was very last minute in getting a place sorted, however the lovely Dani (assistant property manager) was more than happy to show me about the accommodation which I will be booking!!

I would definitely recommend staying at Beaverbank place to a student. First, the staff is great, they are always available and answer your questions really quickly. Second, the studio in which I was staying was in extremely good condition. There is a big desk to work, a large bed (even if i have to admit that the mattress was not really good), and a very large window for plenty of luminosity. Third, I think that the location of Beaverbank place is great. There are two supermarkets within 5 min walk, it is very calm (no traffic noise) and it is close to a lot of green spaces (pretty nice to cool down after a hard day of work). It is within 20-25 min walk from the city centre which was ok for me. Fourth, considering the quality of the studio, the staff kindness, the fact that you don't have to care about anything (bills, council tax exemption), that your parcels are collected by the receptionist and that you can collect them afterwards at any time and that there is a good internet connection, I think the rent is fair. To me, the only drawbacks were that the laundry machines are maybe a bit expensive and that you can not bring certain electric devices in the studio (the ones that use too much energy (which makes sense because the electric bill is included in your rent)). However, I guess that these drawbacks are the same in every student hall accommodation. Overall, I would really recommend living at Beaverbank place to any student.
