Cancellation Policy
England & Wales International Student Cancellation Policy in relation to Travel Restrictions
Book before 25 August 2021 for the 2021/2022 academic year and, if you are not ordinarily resident in the UK and you are unable to travel to the UK due to Government-imposed restrictions, you may cancel your booking without charge, subject to the following terms and conditions.
- you are not ordinarily resident in the UK;
- you have booked or book a tenancy of accommodation at a TSHC property for the 2021/2022 academic year;
- your booking was or is made directly with TSHC or via an agent (and not through a university or higher education institution), prior to 25 August 2021; and
- you are prevented from traveling to the UK within the period of 7 days, either before or after the start date of your 2021/22 tenancy due to travel restrictions imposed by the UK Government or the Government of Wales or by the Government of the country in which you are ordinarily resident.
then, subject to you:
- notifying TSHC by e-mailing the residence team at the property by no later than 5.00 pm BST on 25 August 2021 that you wish to cancel your booking; and
- providing evidence (with the above referred to e-mail), to the reasonable satisfaction of TSHC of the travel restrictions preventing from you travelling to the UK
you may cancel your booking without charge or liability and TSHC will refund to you any advance payment made in respect of your booking.
These terms and conditions apply in addition to TSHC’s standard cancellation policy for the 2021/2022 academic year, as set out on the TSHC website. In the event of there being any inconsistency between these terms and conditions and TSHC’s standard cancellation policy, these terms and conditions shall prevail. For the avoidance of doubt, after 5.00 pm BST on 25 August 2021, only TSHC’s standard cancellation policy as set out on TSHC website will apply.
For the avoidance of doubt, subject as set out above, these terms and conditions only apply to booking made for the 2021/2022 academic year.
TSHC reserves the right to amend or suspend these terms and conditions at any time, provided that students meeting the criteria set out in paragraphs (i) to (iv) above inclusive who have booked prior to the amendment or suspension of these terms and conditions will continue to benefit from the terms and conditions set out above.
Cancellation Policy England and Wales
CANCELLATION POLICY
Unless the context otherwise requires, words and expressions defined in your Assured Shorthold Tenancy Agreement shall have the same meanings in this Cancellation Policy.
Bookings made prior to 1 June 2021
If you sign your Tenancy Agreement prior to 1 June 2021 and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, with no penalty up until 1 June 2021. Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.
Bookings made on or after 1 June 2021
If you sign your Tenancy Agreement on or after 1 June 2021 and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the “Cooling-Off Period”). Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.
Bookings made for Semester 2 or 3 starting after the 1st January 2022
If you sign a Tenancy Agreement for a semester 2 or 3 beginning after the 1st January 2022, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, with no penalty up until 15 November 2021 or 8 weeks before the start of your agreement which ever is the shortest. Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.
If you have not collected your key you may also cancel at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the “Cooling-Off Period”). During the cancellation period you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, Once we receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.
Cancelling outside the Cooling-Off Period
Outside the Cooling-Off Period, you may request to cancel your Tenancy, by notice in writing or by e-mail to the Residence Manager at the Property. However, you will remain liable for the Rent payable under the Tenancy Agreement until a suitable replacement tenant has been found.
Canceling as you do not receive your visa
If you are not successful in being awarded a visa to travel and study, then we can help. Firstly, we may be able to transfer you to another one of our residences around the globe if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your Tenancy Agreement provided the following criteria are met:
- You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, within 3 days of your visa rejection letter; and
- You provide the Residence Manager with a copy of your rejection letter from the embassy or visa office.
One less worry if you don’t receive your grades
This is applicable to prospective first-year undergraduate students only
If you are not successful in obtaining your place at your chosen University, then don’t worry, we can help. Firstly, we may be able to transfer you to another one of our residences if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your Tenancy Agreement provided the following criteria are met:
- You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, before 25 August 2021; and
- You provide the Residence Manager with a copy of your rejection letter from the university or UCAS.
Once we have your request, we will confirm receipt and refund your Advance Rent Payment of £250.00, together with any other rent payments you may have made.
