Cancellation Policy

No Visa No Pay Policy

Prior to the leasing agreement

If you were not successful in receiving a visa to study in Australia before the commencement of your lease start date, send a written email requesting cancellation. The email must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. You will then be formally advised that your lease agreement will then be cancelled without penalty.

After the Leasing agreement 

If you are cancelling after the commencement of your lease date due to not receiving a visa to study in Australia, we ask that you complete the following actions. Send a written email notification that you wish to terminate your lease. It must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. The Property Manager will consider your request for the breaking of your lease and advise whether your request has been accepted.

The no visa, no pay policy only applies for the following UniLodge Properties: UniLodge @ Metro Adelaide, UniLodge South Bank, UniLodge Royal Melbourne, UniLodge Victoria University and UniLodge @ RMIT Bundoora - Walert House.

No accommodation will be perfect, so realistically speaking, here's pros and cons from my own experience. Pros: 1. The staff are absolutely wonderful. They're friendly and quick to respond to your questions/concerns. It's convenient as well to have them on site during office hours (10-6 semester, 10-4 summer). 2. Proximity - walking distance to both uni and shopping center. Stop for bus 34 & 100 just at the front. 3. Community events - if you've just moved to Perth, this will be good for you. You can make friends with other residents and get free food. (I personally didn't get that much benefit from this because I cook regularly + already have established social connections [3rd year of uni], rarely home during semester nights) 5. Security - although technically anyone can enter the surrounding areas, your apartment is safe because it uses automated locks & only people with access keys can enter. 6. Guild House is probably one of the more well-managed Curtin accommodation, newer too. Cons: 1. As with living with others can be fun, it can be difficult. Unless you already know a friend who's living here, you can't tell who you'll end up with. Just have to be mindful of personality clashes and communication issues, even if there are house rules/flat meetings/residential advisors, you can't guarantee a peaceful household 24/7 of course. 2. People will break the rules and you can report to the Residential Advisor or staff, but it's not always resolved. Some people's idea of fun is to get drunk and play loud music on a Wednesday night until 3 AM... in a dorm. (not judging the drunk or loud music part, just don't do it in a dorm!) It doesn't happen often, but when it does, you gotta think what to do. In short, rules are not always properly enforced by the RAs/managers and you have to deal with it on the spot. Overall, it was an alright experience for me. Is the price worth it? Depends on what you're looking for. I personally don't think it is - with other sharehouses, you're going to get the similar cons, but you can find ones with similar pros too (proximity, security, etc) for a much cheaper price. You just have to pick which risks to take.

Really enjoyed every bit of the activities and the reception was excellent. Particularly the surprised unexpected Christmas gift and the card. Nice place to stay.

As a practical person this place is perfect for me. Close to University main area, gym, and shopping centre. Few bus stops just in front of the house if you need to go to the city. Friendly staff and there are lots of event every month from food event to sport event.

Practical facilities, very close to the university, gym, a square and the bus station so moving to the city is very simple. Very friendly staff, in addition to carrying out events that allow to know others
