After moving from university halls, I found it relatively easy to settle in here and the move-in process was simple to follow, which made everything a lot less stressful from the start.

The staff have been really lovely throughout the year and always approachable if I needed help with anything or had any questions, and they’re definitely a big part of what makes IQ stand out and a positive place to live. Barry also deserves a mention for always being quick to sort maintenance issues whenever they came up.

The room itself has quite a bit of storage. Having drawers, underbed storage, shelves, and wardrobe space made a big difference and meant there was plenty of room to keep everything stored away easily, especially if you’re like me and bring an estate car worth of stuff :)

One thing I especially liked was how easy parcel collection was. I usually collected mine earlier in the day, but on quite a few occasions I also collected them later in the day and in the evenings, which was really convenient around university life. I do tend to order parcels fairly regularly as well, so this was especially helpful. After previously only being able to collect parcels in university halls Monday-Friday 9-5, Saturday 9-12, and not at all on Sundays, it was a really nice change. The app was also genuinely useful and easy to navigate, especially for parcel notifications, maintenance requests, and things like borrowing hoovers from the office when needed.

I also loved the little freebies and treats the office would give out throughout the year as it added such a nice personal touch. Having 24/7 security on site also made me feel very safe and comfortable throughout the year.

I originally rebooked the same room for next year, but later decided I wanted to swap rooms and was quite anxious about how complicated the process would be. When I went into the office, Lauren sorted everything out so quickly and helped get my room swap and updated contract arranged with minimal stress, which I really appreciated. I even brought chocolates in afterwards as a thank you!

Like anywhere shared with other students, there were occasionally some issues within the flat itself, but these were more related to flatmate dynamics rather than the accommodation or staff, and overall they didn’t negatively affect my experience living here.

Overall, living here has been a really positive experience for me and somewhere I’ve felt very comfortable staying this year.
https://lh3.googleusercontent.com/a-/ALV-UjVrJ-ODkCJ1nJ9u92lke_0sh-VrzaClMLjxG6P9YQvBlDy_QFM=s128-c0x00000000-cc-rp-mo
5
I have had a really positive experience living at IQ Bangor. Cancellation Policy

This document outlines the cancellation policy for student accommodation bookings.

    Cancellation

May cancel a booking before key collection if:

    • You notify the provider that you will not sign the tenancy agreement.

    • You fail to complete the booking process or provide the required guarantor details or documents.

    • False or misleading information is provided.

    • Immigration law prevents the tenancy.

    • You or your guarantor appear on sanctions or law-enforcement databases, or you fail to cooperate with screening requests.

    • Outstanding payments remain unpaid.

    • You breach this or any previous tenancy agreement.

      Failure to Collect Keys

If you sign the tenancy agreement but do not collect your key within two weeks of the start date, they may cancel the booking and re-let the room. Any booking fee will be retained, and rent already paid will not be refunded.

      Cancellation by You

If you cancel before collecting your keys:

      • If the agreement has not been signed: cancelling after the deadline means the booking fee is retained.

      • If the agreement has been signed, you remain liable unless:
        • You cancel before 1 August or 28 days before the start date (for non-September tenancies); the booking fee is retained.

        • You provide evidence of first-choice university failure; the booking fee and rent are refunded.

        • You provide official evidence of UK visa refusal; booking fee and rent are refunded.

        • You provide evidence of university deferral at least 1 week before the start date; rent is refunded, and the booking fee is retained.

For any other reason, you remain liable for the full rent unless a replacement tenant is accepted by the provider. Refunds are issued once the replacement tenant signs and pays.

          Tenancy Takeover

After keys are collected, release is only possible through a Tenancy Takeover during the permitted period. You must find a suitable replacement tenant, clear rent arrears, and refunds for overpaid rent will be issued within 28 days of the replacement tenant’s start date.

          Governing Law

This agreement is governed by the laws of Wales, and the courts of Wales have exclusive jurisdiction.

This cancellation policy is a synopsis and may change over time. It is recommended to review the full accommodation contract for a comprehensive understanding of cancellation policies.

          Payment Terms

Advance Rental Payment: When required, paying the advance rental payment secures the room and constitutes a commitment to the booking. This amount is credited towards the first rent instalment.

Completion Deadline: The Tenancy Agreement must be finalised within seven days of either paying the advance rental payment or accepting the booking terms (if no advance rental payment is required). This timeframe may only be extended by prior mutual agreement.

Card Fees: No additional surcharges apply to payments made with debit or credit cards.

Key Collection: Access to the property on the move-in date is contingent upon the completion of all tenancy and guarantor documents and the payment of any rent instalments due by that time.

Guarantor Requirements: For instalment payments, a guarantor is mandatory. The guarantor must complete their agreement and submit the required documents within 7 days of the Booking Fee payment (or the booking confirmation). Failure to do so requires payment of the full rent upfront.

Downgrades: Residents may switch to a lower-priced room until July 31st preceding the start date, provided space is available. Downgrades are not permitted after this deadline.

Upgrades and Swaps: Requests to upgrade or move to an equivalent room type are free of charge until the tenancy begins. Post-start date requests are subject to availability and review.

Tenancy Length Adjustments: Contract durations can be modified without penalty until July 31st. After this date, the term cannot be shortened, though extensions may be granted if rooms are available.
