It is a little expensive, but that is the price to pay for a riverside studio in the centre of Bath. Anything you might need are all within walking distance - shops, supermarket, buses to the university, etc. The staff are very friendly and are happy to collect deliveries and set up social events. So, if you are an undergraduate who wants a private, high-quality studio apartment, Avon Studios is ideal.

I had some issues during my first year here with a variety of frustrating admin issues which lead to me previously giving a 3-star review. To not entirely dismiss the previous review, I will summarise it as a painful rebooking process with a dysfunctional website along with the complication of trying to change the payment plan to fit my PhD stipend payments. The previous reception staff were absent during the summer months, so it was impossible to reach anybody for help. This resulted in me wasting a lot of time and financial stress. Alongside this, my key was also repeatedly deactivated despite rent payments being on time which was very frustrating during out of hours. At the time, they didn't acknowledge, offer any apology, or provide compensation for the circumstances that they caused.

Now I am pleased to update my review as these problems have not reoccurred during my second year. The new reception staff have been amazing and didn’t disappear this summer which makes admin for next year much easier. I’ve had zero issues this past year, so my review is updated to 5 stars.
https://lh3.googleusercontent.com/a/ACg8ocIHC467koI-JC7LhUPmc908xK4J0rikd3eEwC2AHPtj1O2Dc10=s128-c0x00000000-cc-rp-mo
5
I stayed here for the first year moving out and I cannot thank these people enough for making me feel so safe and at home and always accommodating my needs. Cooling-Off Period

Upon the countersigning of the tenancy agreement, a five-day cancellation window applies, provided the resident has not yet moved into the property. For any agreements finalised on or after August 1st, this window is reduced to two days.

To exercise this right, a written notice must be submitted to the residence team within the specified timeframe. Valid cancellations will result in a refund of the Advanced Rent within 28 days. This period is void once services have commenced or if the booking occurs after the contract's official start date.

    Failed Grades and Visa Refusals

Cancellations outside the cooling-off period are permitted if a student fails to secure a university place or a required visa. The resident must provide written notice along with supporting evidence (such as a UCAS notification) within 72 hours of receiving the results.

Upon verification, the cancellation will be processed, and all payments, including Advanced Rent, will be refunded within 28 days.

    Replacement Tenants

Alternatively, a contract may be terminated if a suitable replacement tenant is found to take over the remaining term. This option is only available if the current resident’s account is not in arrears.

The replacement must be a new resident, not an existing tenant of the provider. The original resident remains responsible for all rent until the new tenant’s move-in date. Any overpayments will be refunded once the replacement has signed the agreement and all arrears are cleared.

The above cancellation policy is a synopsis of the property’s cancellation policy. There could be a few changes incorporated from time to time. Hence, we recommend you review the full Accommodation Contract for a comprehensive understanding of their cancellation policies.
