En-suite rooms feature a bed, a wardrobe, a study space, and a private shower room, with a shared kitchen and lounge. Studios include a bed, a study area, storage, an en-suite bathroom, and a private kitchenette. Selected studios also feature a 32-inch TV, while accessible studios are available on request.
Caledon Court, the Aberdeen student accommodation, offers facilities for studying and socialising. These include study booths for focused work, dedicated study areas for independent study, on-site laundry facilities for added convenience, and secure bike storage for keeping bicycles safe. Students can relax and socialise in the games room and cinema room, while the outdoor courtyard provides space to enjoy fresh air. On-site staff are also available to provide support. Bills are all-inclusive.
Aberdeen is known as the Granite City for its distinctive grey-stone architecture, which can be seen across many of its historic buildings. Marischal College is a notable example, with an elaborate granite façade that reflects the city's architectural heritage. Students can also visit the Aberdeen Maritime Museum to learn about the city's long-standing connections to shipbuilding, fishing, and the North Sea oil industry.
Aberdeen has a range of places for students to explore in their free time. Union Street is a central shopping area with shops, cafés, and restaurants, while the city's theatres, galleries, and cultural venues host performances and exhibitions throughout the year. Duthie Park offers green space for walks and outdoor activities, providing another option for spending time away from studies.
Cooling-Off Period
Upon the countersigning of the tenancy agreement, a five-day cancellation window applies, provided the resident has not yet moved into the property. For any agreements finalised on or after August 1st, this window is reduced to two days.
To exercise this right, a written notice must be submitted to the residence team within the specified timeframe. Valid cancellations will result in a refund of the Advanced Rent within 28 days. This period is void once services have commenced or if the booking occurs after the contract's official start date.
Failed Grades and Visa Refusals
Cancellations outside the cooling-off period are permitted if a student fails to secure a university place or a required visa. The resident must provide written notice along with supporting evidence (such as a UCAS notification) within 72 hours of receiving the results.
Upon verification, the cancellation will be processed, and all payments, including Advanced Rent, will be refunded within 28 days.
Replacement Tenants
Alternatively, a contract may be terminated if a suitable replacement tenant is found to take over the remaining term. This option is only available if the current resident’s account is not in arrears.
The replacement must be a new resident, not an existing tenant of the provider. The original resident remains responsible for all rent until the new tenant’s move-in date. Any overpayments will be refunded once the replacement has signed the agreement and all arrears are cleared.
The above cancellation policy is a synopsis of the property’s cancellation policy. There could be a few changes incorporated from time to time. Hence, we recommend you review the full Accommodation Contract for a comprehensive understanding of their cancellation policies.
- Rent Installment plan is available with international guarantors.

About Caledon Court
