Every single student housing provider demanded upfront full payments, a UK guarantor, or expensive third-party guarantor services. It was stressful, exhausting, and completely unrealistic for an international scholarship student like me. When I was almost out of options, Beaverbank Place came through as a true lifesaver.
They were the ONLY accommodation that understood and respected my situation. They allowed me to defer my rent payments to align with my scholarship stipend dates without forcing harsh terms on me. On top of that, while every other place strictly enforced brutal 55-week contracts, Beaverbank Place offered incredible flexibility, allowing short stays like 15 weeks or full-year options depending on what I actually needed. This level of compassion, flexibility, and fairness is something I haven't seen anywhere else in Edinburgh or even across the UK.
Beyond their unmatched policies, the value for money here is outstanding. It is easily one of the most affordable, quiet, and comfortable student accommodations you can find. It truly feels like a home away from home.
The facilities are brilliant. The room is spacious with a private en-suite bathroom, a well-sized study desk, and a comfortable chair. The shared kitchen is clean, modern, and fully equipped with everything you need. They even actively email us to ensure everything is working fine and offer immediate help if any issue arises. The common room is lively and fully fitted with games, a TV, and great study and dining spaces.
What truly elevates this place, though, is the exceptional reception team. They are the warmest, most welcoming, and most attentive staff I have ever met. Always smiling and ready to help with a positive vibe. They organize fantastic events, give out sweet gifts, host painting workshops, and keep us updated on everything happening in Edinburgh. From time to time, they host wonderful community mornings where they treat us to free breakfast, coffee, and tea so we can all gather and catch up!
I am deeply and genuinely grateful for my time here. After all the suffering I went through trying to find housing, Beaverbank Place gave me peace of mind, comfort, and safety. I sincerely hope they never change and continue supporting students with this wonderful human touch. I fully intend to book with them again when I return to Edinburgh in a year.
10/10 from the bottom of my heart, I cannot recommend Beaverbank Place enough!
https://lh3.googleusercontent.com/a/ACg8ocJs3vgsoFgYtvn4W1jAZWM0YgbQ7Xc6_qEnvzBBu_vapVdHfQ=s128-c0x00000000-cc-rp-mo
5
I had an amazing experience staying at Beaverbank Place. Where can I find the full termination policy?
It is available in the booking section and on the documents page. You must read and understand it before confirming your booking.

Can I cancel within the initial period?
Yes. You may cancel within 7 days of accepting the offer or paying the deposit (whichever occurs first), provided you have not moved into the property. If eligible, your security deposit will be refunded in full.

How long does it take to receive the deposit refund?
Refunds are normally processed within 28 working days of cancellation. If the deposit has already been secured with a third-party protection scheme, the refund may take up to 60 days due to the scheme’s processing time. In this case, the refund will be issued directly by the scheme and may require a repayment reference provided by them. The landlord cannot influence or speed up this process. Deposits are legally required to be protected in a third-party scheme.

What happens if I cancel after the 7-day initial period?
You remain liable for rent on a weekly basis, including any part-week, until the room is re-let.

When will I be released from the agreement after late cancellation?
You will only be released once the room has been successfully re-let and any required release payment or fees have been paid.
